Rental Terms and Conditions

 

1.         CHECK-IN TIME IS AFTER 3 P.M. CST AND CHECK OUTIS 10 A.M. CST.  

2.         This is a NON SMOKING lake house.

3.         Pets are NOT permitted due to homeowners allergies.

4.         We will not rent to anyone under 21 years of age.

5.         DAMAGE/RESERVATION DEPOSIT- A damage/reservation deposit of $200 is required. This must be received within ten (10) days of booking the reservation, or the reservation is subject to cancellation. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within (14) days of departure, provided the following provisions are met.

a.   No damage is done to house or its contents.

b.   All rental charges are paid on time and prior to arrival.

c.   All debris, rubbish and discards are placed in trash bags and soiled dishes are placed in the sink and rinsed.  

d.   All keys are returned. Lost keys will result in a $20.00 charge, which will be deducted from the damage deposit.

e.   No items are lost or damaged.

6.         PAYMENT Please make payment in the form of a bank money orders, cashiers checks or personal checks.  At this time we are unable to process credit cards. Full payment must be received 10 days prior to your arrival.

7.         NIGHTLY & WEEKLY RESERVATION CANCELLATIONS A thirty (30) day notice is required for cancellation. Cancellations that are made more than thirty (30) days prior to the arrival date will incur no penalty. See chart below for other cancellation penalties

8.         MAXIMUM OCCUPANCY- The maximum number of guests in the lake house is limited to 10 people.  Children under 2 years of age are not included in this limitation (e.g., 10 adults and 2 children under 2 years of age is acceptable).

9.         THIS PROPERTY REQUIRES A TWO (2) NIGHT MINIMUM STAY.   Longer minimum stays may be required during holiday periods. If a rental is taken for less than two days, the guest will be charged the two-night rate.

10.       INCLUSIVE FEES Rates include a one-time set up of bed linens, 8 rolls of toilet paper, 2 rolls of paper towels, 2 bars of soap, 1 small bottle of dish washing liquid and one small bottle of laundry detergent for your use during your stay.  Should you need more of these items, please plan on obtaining these yourself.

11.       NO DAILY MAID SERVICE While bed linens are included in the lake house, daily maid service is not included in the rental rate.   If you would like we can refer you to our maid service for additional service at your expense.

12.       RATE CHANGES Rates subject to change without notice.

13.       FALSIFIED RESERVATIONS Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.  Examples of falsified reservations include misrepresentation of renter age, number of people in party, intended use of property, etc.

14.       WRITTEN EXCEPTIONS Any exceptions to the above mentioned policies must be approved by the home owners in writing in advance.

15.      PARKING Parking is limited to six (6) vehicles.  Vehicles are to be parked on the propertys circular driveway only.  DO NOT ATTEMPT to tow a trailer through the circular driveway.  A trailer may be backed into the straight part of the driveway, but is not permitted down the hill towards the house. The Homeowners Association prohibits all boat parking on subdivision streets.  Any illegally parked vehicles are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. Violations to this policy will also result in the forfeiture of your deposit.

16.       STORM POLICY/ROAD CONDITIONS No refunds will be given for storms. Rural roads can be curvy and steep. Gravel drives are well maintained, however we do not refund due to road conditions.

17.       This is our second home; therefore there are several items we have at the home that are not intended for your use.  Please be respectful of the following items, your damage waiver will depend on it!

            a.   There is a go-cart stored under the home that IS NOT for your use.  Any tampering with the cover, chains, or lock will result in the forfeiture of your deposit.

            b.   The large enclosed storage area under the house IS NOT for your use.  Any tampering with the windows or doors will result in the forfeiture of your deposit.

            c.   There is a clearly marked "Owners Closet" in one bedroom which contains items that ARE NOT for your use.  Any tampering with the locked door knob will result in the forfeiture of your deposit.

 

18.      The lake house is privately owned; the owners are not responsible for any accidents, injuries or illnesses that occur while on the premises or its facilities. The homeowners are not responsible for the loss of personal belongings or valuables of the guest. The homeowners reserve the right to refuse rental to anyone. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.
